The Preserve at San Carlos Park

The Preserve at San Carlos Park is a 72 unit multifamily residential development to be located on a 9.24 acre parcel in South Fort Myers.  Located just south of Constitution Blvd, The Preserve at San Carlos Park will be built along the natural settings of Mullock Creek.  This small gated community will have three, 3-story buildings with 24 units each.  The development will also feature a club house, fitness center, pool, and covered parking for each unit. 

Designed to blend with the surrounding natural environment, The Preserve at San Carlos Park will be a unique residential community.  The community will feature two eco-friendly areas.  The first will be a 1.38 acre gopher tortoise and indigenous preserve area.   The protected area will be the home for several gopher tortoises that already live on the site.  The second will be the 0.45 acre natural amenity area located along Mullock Creek.  Residents will be able to access the area through walk ways that lead to a pedestrian bridge crossing the creek.  The secluded and private amenity area will have gravel walking paths with exercise stations and a tot lot with play equipment.

The parcel required rezoning from agricultural (AG-2) to Residential Planned Development (RPD).  The rezoning was approved by the Board of County Commissioners in March 2007 along with a Bonus Density request which permits eight (8) of the units to be offered for first time sale to qualifying families.

Permitting through Lee County Development Services, South Florida Water Management District, East Mullock Drainage District, Florida Department of Transportation, Lee County Utilities, Lee County Department of Health, and Florida Department of Environmental Protection has been required for this development.
