Located at 9370 Orange River Boulevard, this 12-acre parcel is one of the last remaining undeveloped parcels near the intersection of I-75 and Palm Beach Boulevard.  With its great location and easy access to I-75 this vacant parcel has unlimited potential.

Currently zoned Agricultural (AG-2), the owners of this property are proposing to rezone this parcel to Commercial Planned Development (CPD).  Given the location and development of the surrounding properties, a broad range of uses are proposed for this property.  Proposed conceptual site plans include retail, medical and professional offices, and an assisted living facility.  Working with Lee County, our Planning division has incorporated all these ideas into 2 separate Master Concept Plans.  Both site plans are designed to incorporate the natural features of the property and include a 1.7 acre wetland and a 0.53-acre indigenous preserve consisting of live oak and slash pine.  In addition, the site plans include ample parking, two main entrances, and landscape buffers.

The Commercial Planned Development application is currently under review by Lee County Development Services.  Zoning approval is expected by Fall 2008.
