What kinds of permits will I need?

The type of permits you need will depend on what you are proposing, the size of the property, and where it is located.  For example; properties located in unincorporated Lee County require a Development Order.  In addition, many projects may also require an Environmental Resource Permit from South Florida Water Management, permits with FDOT, and utility permitting.  TDM Consulting, Inc. offers a complementary consultation to all our clients to discuss their new projects.  Once we have met with you, our team goes to work researching your property and determining the needs of the project.  A proposal is then prepared based on the scope of services needed.

How long will it take to get my permit?

This is always the first question people ask.  There are many factors in determining a time line for a project.  The size and scope of a project along with the type of permit needed will effect how long it will take.  For example very large projects, projects that require coordination with other permitting agencies, or projects that have environmental concerns could take up to a year to receive approval.  Whereas a small project with minimal concerns could be approved within a few months.

What can I build on my property?

The property’s zoning classification determines what is allowed to be built.  We will research your property and provide you with the permitted uses.  When designing your site, it is also important to know the zoning and use of the properties surrounding your parcel.  The surrounding parcels will have a direct effect on your site plan through building setbacks and buffer requirements.

What if I have to rezone my property?

TDM Consulting, Inc. is a full service firm.  In addition to our Civil Engineering services, we have a Planner on staff.  Our Planner can take you through the entire rezoning process.

Can my zoning and my permitting be done concurrently?

Yes, in most cases your rezoning and permitting can be done concurrently.  Our experienced staff will work with you to coordinate your rezoning and site permits so that you can save valuable time.

Do you work outside of Lee County?

Yes, we are licensed for the entire state of Florida.  In addition to our projects in the Lee County area, we currently have projects in progress in both Charlotte and Collier County.  We have also provided engineering services for projects throughout Florida.  Most recently we have expanded our services internationally with the opening of our new office in the Dominican Republic.

What types of environmental requirements will there be for my project?

Depending on the size and scope of the project, an Environmental Survey may be required to determine if there are any wetlands or protected species on the property.  These may include gopher tortoises, burrowing owls, eagle’s nests, panther habitat, etc.  In addition, you may be required to set aside a percentage of the property area to meet indigenous preserve requirements.  Our knowledgeable staff will work with you to design a site plan that will meet permitting requirements, while at the same time use the natural environmental features of your property to maximize your site to its fullest potential.
